Dale Moulden

Dale advises lenders and borrowers on a wide range of real estate finance transactions and structures. He has extensive experience advising investors, sponsors, banks, housing providers and funds on financing transactions for investment in and development of real estate assets.

Dale regularly advises on the financing of developments and investments in private rented sector assets, affordable housing, hotels, serviced apartments and commercial property.

Dale guides clients on the financing of real estate assets within complex joint ventures and shariah-compliant structures. In addition, Dale is experienced in advising on raising funds through private placements in the UK and US markets, financing based upon sustainable lending and issuance criteria and loan book purchases (including distressed assets).

£3 billion aggregate guaranteed lending for affordable housing	Acting for the lender of an aggregate of £3 billion of guaranteed secured lending to a portfolio of approximately 50 borrowers in connection with the government's Affordable Homes Guarantee Scheme. Additionally acting for the scheme operator on raising 3 billion of funds through three £500 million loans from an international development bank and £1.5 billion of bond issuances across two separate series.
Private placement of £200 million of sustainable secured notes to US and UK investors	Advising a London-based housing association on the issuance of £200 million of sustainable notes in the US private placement market on Model-Form X documentation. The notes were secured against a portfolio of affordable housing assets.
£80 million cross-collateralised loan for the London Branch of a UAE Bank	Advising the lender on the financing of a portfolio of mixed London properties (hotels, serviced apartments, commercial and residential) lending to a cross-collateralised group of BVI SPV borrowers with a HNW personal sponsor / guarantor.

£62 million investment facility for a London retirement living scheme	Advising a Jersey property company and joint venture investors on an investment facility from a newly established Luxembourg fund. The funding marked transition of the asset from development to investment, with Dale having advised on the development funding for the site.
Multi-staged financing for the acquisition and development of a 500 plus unit build to rent scheme	Advising investors and the Jersey property company on £27 million acquisition funding, £157 million development funding and £10.2 million hive-up funding for the purchase and development of a build to rent and senior living development in Hove. The transaction was structured in accordance with shariah principles to allow for shariah compliant investment to be made.
