Taylor Wessing Czech Republic is advising developer S+B Plan & Bau Prag spol. s r.o., part of S+B Gruppe AG, on redevelopment of the Via Una office building at one of the most prestigious addresses in the heart of Prague.
The Taylor Wessing Czech Republic team, led by partner Markéta Cvrčková, has been advising the client on various aspects of the redevelopment project including the building’s lease. Investor CRI NP 33 s.r.o., a member of the Commerz Real group, appointed S+B to manage the project.
Our real estate team, including Adéla Kučerová and Monika Bartošová, supported the client in the planning and preparation phase as well as in negotiations with the investor. We‘re now advising on the lease of premises in the building, which is now close to completion. S+B Gruppe AG is our long-term client. Of the largest recent projects we had already cooperated on the Qubix, Trimaran and Element buildings in Prague.”

Our cooperation on the Via Una project started in late 2019. The first phase included negotiations with the investor and some contractors. Cooperation with the client continued with the drafting of sample lease contract documentation and now involves negotiations of lease agreements with specific tenants.
Via Una in Na Příkopě Street in Prague is a significant project involving conversion of a former bank into a modern mixed-use administrative and commercial development. The building is listed as cultural heritage and valuable historic features have been retained.
