Taylor Wessing has provided comprehensive advice to Dalata Hotel Group plc, the largest independent operator of four-star hotels in the United Kingdom and Ireland, on the lease negotiations for an existing building in Berlin-Tiergarten, known as the “Tiergarten Tower”. The property is leased by Deka Immobilien.
The Frankfurt-based Hotels & Leisure team, led by hotel expert Sarah Anderson advised Dalata on all legal issues relating to the lease of the hotel. This transaction is the group's second hotel in Germany and its fourth in continental Europe.
The hotel, which was previously operated under the name Novotel Berlin Am Tiergarten, is currently undergoing extensive renovation over a period of 18 months and being equipped with sustainable building technology. After completion in the second half of 2026, the property is scheduled to open under the brand name ‘Clayton Hotel’ with a total of 274 rooms. There will also be a restaurant, a bar, a conference and event centre, and a wellness area with a sauna, steam bath and fitness room. Dalata will take over operations under a 25-year lease agreement.
The hotel is centrally located on Straße des 17. Juni, conveniently located and with excellent connections to the main railway station, airports and the exhibition grounds. It is part of the “Tiergarten Tower project”, a mixed-use development comprising office and hotel space.
