Taylor Wessing advises on £36 million sale of prime West End office space
Taylor Wessing has acted for a private investor on the sale of 1-2 Welbeck Street to the Scottish Widows Investment Partnership (SWIP).
SWIP bought the West End property for £36 million on behalf of Scottish Widows Unit Funds. The prime office building, leased to Debenhams plc at an annual rent of £1.43m until 2013, has planning consent for a 53,100 sq ft redevelopment with office, retail and residential space.
Completion on the deal was achieved within an unusually tight time frame of ten working days. The Taylor Wessing team advising on the sale was led by Real Estate Consultant John Samson, with Michael Helfgott (Real Estate partner) and Peter Jackson (Tax partner) also advising.
GM Real Estate advised the vendor and H2S0 advised SWIP.
